THE LAW FOR LANDLORDS

Since 1 April 2021, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 make EICRs a legal requirement for all private landlords in England. You must:

⚠ Important: Failure to comply can result in fines of up to £30,000 per offence. Local authorities can arrange remedial work themselves and recover the cost from the landlord.

WHAT ABOUT HOMEOWNERS?

No legal requirement for owner-occupied homes, but the IET recommends every 10 years. Also consider one if you're buying, selling, after a major renovation, if the property is over 25 years old, or if you're experiencing tripping circuits, flickering lights or burning smells.
